Rent in Valencia has gone from 5 to 900 euros on average in 1646 years, and rising. In Xàbia, long-term rentals are practically non-existent; on Idealista.com only 6 out of 100 'homes' are long-term, and a 2-bedroom flat costs from 900€ upwards. The justification is based on the low supply and high demand, although the basis of the problem is that housing is, for some, a market commodity and not a right. No administration, regional or state, controlled by the two-party system, is willing to act against the problem as is necessary.

In fact, PP The Valencian continues to lie. While he talks about public housing and promises its expansion and construction, the reality is that when he has the opportunity to profit from housing, he doesn't hide it. Once again, he intends to build private housing on public land that he considers "unused." Through a decree law, he intends to enable the land designated for health centers or schools to build these private homes. In Xàbia, we've seen how the PP (People's Party) has readily given in to the developers' blackmail, handing over public land for the construction and subsequent sale of apartments that, under the Botànic government, were intended to be social housing. It's important to remember that once a home is sold—even at a price cap—it will already be part of the "market" and will swell the long list of homes unattainable for low and average incomes—according to Fotocasa, the average price of a property in Xàbia is €415.197.

Neither the aid European funds earmarked for affordable housing construction are enticing the PP to keep its promise. Although these subsidies eventually revert to the Generalitat's assets, Mazón's PP prefers, through a land swap, that the developer retain the designated land and build an unspecified number of homes, both in terms of timeframe and quantity.

However, the PP is resorting to its best weapon: taxation. The national PP announced a reduction to 4% in the tax on the purchase of second-hand homes in all the autonomous communities where they govern. This has no real effect, given that housing prices have skyrocketed, and it represents another blow to tax revenue needed to finance the public services.

According to the Fotocasa Annual Index, the increase in our region is double that of the other autonomous communities, and in 38 municipalities (such as Alboraya, Altea, and Benidorm) the increase is close to 20%. In Xàbia, prices rose by 13,81% in just one year – hardly something to complain about with the 2,8% CPI inflation rate!

In turn, the state government announces the construction of the initial 438 homes of the new public company in Valencia, specifically within the framework of the urbanization project of the former engineering barracks started in 2019.

With all this, reality has changed from 2019 until now. And so have the needs. Prices, the cost of living and inflation have risen, and therefore, more than construction, access to already built housing is needed. It is necessary to intervene in the market, and control prices to provide housing solutions now. There can be no more excuses, no more delays.
